NEW RESIDENT INFORMATION
WELCOME TO 2043 SUL ROSS
Please take a moment to read each section of this site. It is very important that your experience living at our property is as great as possible! These are a few reminders for move in day as well as tips and instructions for your new apartment and home!

You can pick up your new keys the day of your move-in between the hours of 10AM - 5PM.
Please contact our office at least 2 days prior to your move in to schedule a time for our team to meet you at your apartment.
We will meet you at your new apartment to deliver keys and give you a brief tour
of your new place!
The day of your move-in, you will receive a form through your portal to complete the
inventory & condition form as well as a link to sign the Apartment Rules and Polices.
This must be completed and emailed to our office within 3 days of your move-in.

PLEASE CONFIRM YOUR CONTACT INFORMATION IS CORRECT IN YOUR TENANT PORTAL. EMERGENCY/IMPORTANT COMMUNITY ANNOUNCEMENTS ARE SENT BY TEXT MESSAGE AND EMAIL.
ELECTRICITY
You do not need to set up electricity for your apartment. 2043 Sul Ross is powered by a single meter. Electricity is allocated and billed monthly along with your rent.

SETTING UP UTILITES
GAS SERVICES
Gas for hot water is covered. Your $45 monthly utility fee gives you access to gas and water services.
TRASH & RECYCLING
Trash & Recycling services are covered with your $25 Monthly Trash & Maintenance Fee. Trash and recycling bins are located in the garage area. Trash is picked up every Tuesday & Friday mornings

It is very important to break down all boxes and recycling material. Large boxes must be deposed of off property by the resident. Recycling is picked up every Friday morning
​
Large items that do not fit in trash bins should only be left Monday & Thursday evenings for pick up the following morning.
​
Furniture must be disposed of by resident and not left in trash area.

INTERNET SERVICES
​
AT&T & Comcast (Xfinity) provide internet, cable and home phone services for this area. Xfinity provides the fastest service currently to the Sul Ross property. Dish/Satellites are not permitted on the property.

As a condition of our lease, we require all residents to carry liability insurance ($100,000) for damage to the landlord's property during the term of their lease.

​To satisfy this lease requirement, you can provide and upload your own renters insurance policy to your online portal or you can purchase renters insurance through your online portal by clicking the insurance tab. Policies must list and cover all occupants over the age of 18.
We recommend getting additional coverage to cover your personal belongings but this is not a requirement of your lease.

Please be sure you have your correct phone number listed in your portal profile. Important resident and property information is communicated by text messaging.

If you have been texting with our leasing team, messages sent by text message to this number are received by our property management team during business hours only.​ Emails and text messages will be responded to during normal business hours

For all routine maintenance request, please submit a maintenance request through your online portal.
​
If you have an emergency, please call or text the emergency maintenance line. A member of our team will respond to your call as soon as possible

The resident center includes a payment history page, a requests page where residents can submit maintenance requests and general inquiries online, a contact directory, copies of your lease files and renters insurance.
You will also use the resident site to log-in and pay rent online.

Important announcements and messages will also be posted on the resident portal.
You can download the resident center app to your phone as well to receive notifications directly to your phone.
